Timberton Village Facts

Timberton Village is one of many different “villages” on the southern side of Ludlow Bay, a small inlet near the mouth of Hood Canal. Together these neighborhoods form the South Bay Community Association (SBCA). The SBCA joins with our counterpart on the north side of the Bay to form the community of Port Ludlow, WA.

Timberton Village includes 78 single-family residences that are as varied as the people who live in them. From cozy cottages tucked into the woods to large homes with spectacular water views, we have it all. Our residents are mostly “active adult” retirees, but we also have several working families, even a few children. Most of us are transplants to Washington from other parts of the country, including Alaska, Texas, Florida, California, Minnesota, Iowa, Rhode Island, Illinois, and Michigan. Some are even from other countries, such as Canada, Great Britain, and Holland.

We share our living space with other less “domesticated” residents. Deer routinely wander through our meadows and forests; bobcats and coyotes can often be heard and occasionally even seen; herons, osprey, and eagles soar overhead and nest in nearby trees. But perhaps the most distinctive feature of Timberton is the beautiful evergreen forest that surrounds us. Species typical of the Northwestern U.S., such as fir, cedar, and hemlock, abound here.

Timberton is the second largest village in South Bay, in terms of number of homes, and the largest in terms of area. All Timberton homeowners belong to and pay dues to the Timberton Village Homeowners Association (TVHA), a non-profit self-governing organization legally recognized by Jefferson County, created to oversee the business of the village. The TVHA follows guidelines set forth in our governing documents, which can be found by visiting our “Legal and Other Documents” page.

The TVHA Board of Directors is elected by the members at their Annual Meeting. Members of the Board of Directors are volunteers and do not receive any compensation. Here’s information about our TVHOA Board.

Semi-Annual assessments (dues) cover shared expenses for maintenance of common areas, detention ponds, and road sides, liability insurance, common utility costs, and social, professional, and administrative costs. By the use of volunteers, the TVHA strives to keep dues at a minimum while maintaining the good appearance and property values of the village. Each homeowner is encouraged to find an area of interest to help with the management of Timberton Village, and urged to call the Board member or Committee Chairperson responsible for that area of interest to volunteer.
