Timberton Village History

Timberton Village was “born” in 1995 when the RAK Development Company (dba Costa Pacific Homes) filed the “Timberton Supplemental CC&Rs” with Jefferson County. That created our village as one of the 15 villages in the SBCA. RAK platted Timberton Phase 1 and built the first 7 homes in the mid 1990’s.

In 1997, RAK sold its holdings in Timberton to Olympic Resource Management (aka ORM or “Pope”). ORM completed Phase 1 and filed Articles of Incorporation with the County to create the Timberton Village Homeowners Association (TVHA). In 1998, ORM platted Phase 2 and added it to the TVHA, registering it with the County as Amendment 1 to the Timberton CC&Rs.

Timberton Phase 3 was originally planned by ORM to be the start of a separate village called “Creekside”, and that name appears on some of the older maps. But ORM realized this would create a problem with drainage from these homes, and a separate agreement would be needed between Timberton and Creekside for the maintenance of the retention ponds that they shared. They did not want to do that because a similar agreement that had been negotiated between Bayview and Teal Lake caused problems for both villages.

So ORM requested agreement from Timberton homeowners in 2001 to add the area they had platted as “Creekside” to Timberton, changing its name to “Timberton Phase 3”. Agreement was given by vote at the Annual Meeting in June of 2001 that TVHA be expanded to include Phase 3. This action was registered with the County as Amendment 2 to the Timberton CC&Rs.

Final build-out was accomplished in July 2006, at which time there were 27 homes in Phase 1, 33 in Phase 2, and 19 in Phase 3, for a total of 78. This makes Timberton the second largest village in SBCA in number of homes, behind Teal Lake. In terms of acreage, Timberton is the largest village in SBCA.
